townbidness 3K should be the absolute minimum. Personally I would list for 7-10 ASAP and see if it sells the first day or two. If it doesn’t then adjust. 5 seems reasonable all things considered. But these are just educated guesses. We’ll see where listings start off tomorrow morning. Good luck!
