As for gentrification, any area that has a lesser valued regiom in a metropolitan, which is usually populated by minorities, is subject to gentrification; as you have referenced because of economics. If the area is bad, the same money invested to construction the area could be invested to revitalize it. Does gentrification has its perks economically? Of course. Does it make it right? In all cases, no, including Charlotte.
