Any of yall live in houses by yall selves?

How does that work out?

I want to cop a crib, but being alone makes me shy away from it. Then that makes me consider a condo, but I don't like the idea of not owning the building Im living in

I have a girl and all, but she ain't bout to be living with me 24/7 lol unless she out of her damn mind

Just don't get something too big. 1200-1500sqft for one person isn't bad

Yeah honestly I wouldn't advise a purchase of a home with less than 3 beds and 2 bath rooms easiest type of home to sell.

yeah, technically my guest room is where my cat's food and litter box are. on the rare occasion that I have a guest, i'll move the cat's stuff out of there.

I have a computer/desk in the same room as all my shoes. works as a home office if I need it.

no real need for an entertainment room since it's just me. living room has big tv/entertainment system.

timcity2000 Yeah older homes weren't built to those specifics but 3/2s are the most sold home. If you have 3 bedrooms you're good.

Figured I'd post this here....so my ac went out...guys says it will cost $3600 to fix and I should just get a whole new unit Anyone ever have to do this before? Any good/cheapest companies to go with?

Central air, I'm assuming? Depending on which route you go, if you get a energy efficient HVAC unit, you can get a tax credit. My parents did this a few years back.

yeah central air...**** sucks thought it will be a simple fix bc it was working fine...next thing you know guy was saying there's multiple leaks...oil leaking...coils rusted and a whole bunch of other ****

If it's just central air, then ya it's probably best to get a new unit. Tax credits will depend on your area though. If you have a home warranty, it may be covered.

If you have a CostCo membership, they'll give you back a 10% store credit for using one of their vendors. Get at least 3 estimates though since some may put a $500-1000 markup on the unit+labor.

So when you're saying "quote", is that just closing costs, or are they including escrow accounts in there too? Most places require 3 months of taxes to be included up front in your escrow account (if you have one).

Friend of mine is looking to invest in a couple property lots I did some research and there's a lot of scams out there but dude won't listen. The owner of the lots is even talking about writing the up contract and not going through the bank . We even showed him that dude is behind on the property taxes so that will become your burden. He thinks we are being negative because it sounds too good to be true. The seller is even willing to take a loss on it. So many red flags,

This doesn't necessarily sound like a scam, but it's good you guys found the property tax info. The seller taking a loss is what short sales are. Make sure you use an escrow/title company if a deposit is put up.

My bad, got my topics crossed. How big is your house and what kind of unit? That's just for the AC?

That was for a lennox 3 ton unit...my house e is around 1700 square feet...that was for new unit, thermostat and installation. Got another quote from another company that delay with Trane. That was for $4800 for a 3 ton unit as well

If your house is around 1700 do a 3.5 ton unless you have a newer house

It's around 10 years old...both guys said it's well ventilated and built and put 3 ton on the estimate options. Should I ask them about a 3.5?
