You generally get a 15 day grace period before late fee. Once it hits 30, you’re technically in default and it’ll be reported to credit bureaus.
Do you think this payment will show up on my report as a late payment in general, even if it’s not technically one that went to default? Or is this time frame still going to be between me and my bank only?
 
Most mortgage lenders do not report a late payment to credit bureaus until it is at least 30 days past due. In this case, it would likely remain between you and your bank, and wouldn’t affect your credit report.
 
I think you’re fine twin, I’ve forgot to pay too one time for two weeks and they didn’t report it.

It probably won't but even if it does, a single late payment isn't going to do anything crazy to your credit score anyway
 
I had a super late payment with capital one once cause of my annual fee and I had a **** ton going on at that time, so h didn’t even see it.

My score dropped a cool 50 points at the snap of a finger so I’m scarred now

Unless you're about to make a major purchase it's not anything to worry about. I've done this before on purpose and it cleans up easily. (Unless you're in process or about to make a major financed purchase).

I actually called Capital One and made my case, send a letter requesting an exception and they approved. It got removed and my score went back up. I was thankful cause man that was a crazy time in my life.

Never let a corporation buy your home.
These institutional buyers are offering 20% over asking, straight cash with no contingencies. Why wouldn’t a seller take that deal?

This is why I believe Govt needs to step in to incentivize selling to actual people/families, not these corporations.
 
I sold my house back in ‘21. I remember some company wanted to buy. All cash, quick close, at asking price. I turned it down. It was a hard decision but couldn’t stand these companies coming in tryna buy up everything….
 
I got someone to accept my VA Loan earlier this month. So happy. Zero Down, No PMI and 5.8% rate which is pretty good compared to current rates. I was skeptical at first because people told me how sellers are reluctant to accept VA Loans because of stories of how strict the appraisals/inspections are but if you have a realtor who knows his stuff, its been pretty smooth.

It’s not just value, it’s the extra repairs/conditions too.

Definitely sucks to have vets basically get discriminated against over the last 4 years though.

from what I have researched so far, seems like the valuation doesnt seem to be the biggest hurdle but the request for repairs by the appraiser or meeting standards like adding handrails to steps or even being picky with a few paint chipping

I lucked out cause the house Im buying has zero problems and in amazing condition so appraisal and home inspection was a breeze
