Thanks guys, I'm so hype man. It has just about everything we were looking for in a home + more.

The only thing I'm hesitant on is the keyless entry front door. Anyone have it? If so, how has your experience been? I'm kinda uneasy about it and want to replace it in the next few years.

I love mine nothing wrong with it, I have keyless front door and garage door( door in garage leading into basement).

bhzmafia14 congrats on the new home fam. no matter what city/state, whether 200K-1mil, buying a home is a huge milestone esp know that more once people see that is not always cakewalk trying to purchase a home. care to divulge in how much you paid so I can *sigh* in disspointment at the bay area housing market and see a home like that over here would cost anywhere from 800K-1.2Mil

as for the keyless, i was always a fan of it but the battery thing turned me off. if there was sort of hardwire one was able to do for new homes like that while its being built so batteries would never be an issue i would be for it. people will flame me and say changing battery is not a big deal etc, and of course its not, but you still have to change it, i dont want to think about it. its like all these new security systems using wireless and wireless sensors, that use batteries. F that, my house will be hardwired for sensors as i dont want to worry and hav ethat thought on the back of my mind that the battery is low etc. just my .02

What would happen if the power is out?

Ive never seen these keyless entries so im not sure how they work.

Thanks man. It definitely feels kinda surreal and everything hasn't quite processed in mind yet . I just did a ton of research on home buying for a few years and just knew I had to be ready when the time came.

I'll say it was under $200k (4 beds, 2 baths). Waiting on the appraisal to come in because I truly believe it'll come in a little higher.

As far as the keyless entry / battery issue, it was one of my main concerns. I'll have to check with the builders to see if I have a backup system in case the power does go out. The last thing I want is to be stuck outside of my home due to a power outage .

I have a keyless entry one, Kwikset IIRC, and they have a battery pack in them. Some also have a dumb lock too just in case.

Mine comes with a battery pack that recharges itself every time you unlock it. It has never ran out of power for me, and power outages don't effect it.

Opened up the kitchen. Completed the design and ordered the cabinets & quartz countertops.

Seller accepted my offer and now going through the closing process on my first home!

It was a model home within the subdivison, so a ton of upgrades throughout the house. Fenced backyard, washer/dryer included and all kitchen appliances.

Wow! Congratulations on the purchase it is beautiful!! For the price that you got it for my goodness I didn't even know that was possible living out here in the bay area.

I've never heard of keyless entry either for homes until I read your post. Would someone be able to hack into it if they really wanted to?

I understand you live in TN so that makes a ton of sense, I'm a big fan of HGTV and that was one of the states that blew me away as far as home prices along with TX. Or is that house in MS? I have a ton of family in that state on my mothers side. SO cheap, I'd never live there but damn.......


That house is $300K+ in my area.....especially because it is brick. 100% positive on that.....

Thanks! It's just one cabinet pantry that's floor to ceiling and the rest are upper and lower cabinets/drawers. I'd love to use floor to ceiling cabinets but maybe for another project.

It's just a way for you to call them. Doesn't necessarily mean you'll get those rates. Hit up a credit union to see what they offer. If you know your credit score, you can shop around and get some quotes. Just don't have your credit pulled until you are ready to move forward.

Typically foundation issues.. To me, it's not that big of deal but it all depends on our budget and what our margin will be. There was a house that we did where the selling agent said they got quotes of $30k to fix it. We got the house and my contractors worked on it and all it costs was $10k.

This is EXACTLY what I needed to hear when it comes to investing out of state. Every podcast I've listened too and every thread I read on BP everybody talks about having their "boots on the ground" people which always included a partner who lived in the area. This guy provided excellent tips for someone who didn't have that partner to count on. I got through the first 40 mins but I'm about to hit the sack. I'll finish the rest tomorrow.

Drove around all day today scoping out leads I got and narrowed it down to 2 properties that I will submit an offer on. They've been on the market for 60+ days so I'm sure I can get the price down significantly.

Lou there are alot of out of state investor podcast, people also say "boots on the ground" for their out of state team aswell.

I'll post some of the good podcast to listen to for out of state investing when I get a chance.
